• If you are seeking property in a state where we are not licensed, we may refer your information to a third-party licensed real estate agent or brokerage ("Referral Partner") who can assist you. We receive a referral fee from the Referral Partner if you complete a transaction with them. (See our Privacy Policy for details on how your information is shared for this purpose.)

Use of the Site does not create a client, agency, or fiduciary relationship with us or any Referral Partner. That relationship begins only when you sign a separate written representation or engagement agreement.

2. Eligibility

You must be at least 18 years old and legally capable of entering a binding contract to use this Site or submit an inquiry.

3. No Guarantee of Services or Outcomes

Submitting your information does not guarantee that we or a Referral Partner will represent you, that you will be matched with an agent, or that any real estate transaction will occur. We do not guarantee the availability, timeliness, qualifications, or performance of any Referral Partner, though we make reasonable efforts to refer licensed, reputable agents.

4. Referral Fee Disclosure

You acknowledge and agree that:

• We may receive a referral fee, commission override, or other compensation from a Referral Partner if you engage them and complete a real estate transaction.
• This fee is paid by the Referral Partner and does not add to any cost, commission, or fee you would otherwise pay.
• This arrangement does not affect the professional obligations the Referral Partner owes you under their own state's real estate licensing laws.

5. Fair Housing Compliance

We comply with the federal Fair Housing Act and applicable state fair housing laws. We do not discriminate based on race, color, religion, sex, national origin, familial status, disability, or any other protected class in providing services or referrals.

6. User Conduct

When using the Site, you agree not to:

• Submit false, misleading, or fraudulent information
• Use the Site for any unlawful purpose
• Attempt to interfere with the security or functioning of the Site
• Scrape, copy, or misuse Site content or data
• Impersonate another person or misrepresent your affiliation with any entity
